Most sellers pay a total commission of 5–6% of the sale price, which covers our listing side and any compensation offered to the buyer's agent. On a $400,000 home that's roughly $20,000–$24,000, paid at closing out of your proceeds. You pay nothing upfront, and we put the exact rate in writing before you sign.
Often nothing out of pocket — in many deals the seller still agrees to cover the buyer's agent fee. Since the 2024 commission rule changes that offer is negotiable, so we agree on our fee in writing up front and push for the seller to cover it wherever possible. Full management typically runs 8–10% of collected monthly rent, plus a tenant-placement fee of about one month's rent when we market, screen and place a new tenant. That covers rent collection, owner statements, inspections and maintenance coordination. We don't charge management fees on a vacant unit — we earn when you do.
